A basement renovation Ottawa homeowners can actually use year-round starts with the one thing most contractors skip: making sure it stays dry. SecuReno handles Ottawa basement finishing from a simple rec room to a full in-law suite with a bathroom and kitchenette, with moisture control, insulation and egress done to code before a single wall goes up.
You get a written, itemized quote, the City of Ottawa permit handled, and a basement that feels like part of the house instead of a cold room under it.
Ottawa basements have two enemies: the spring thaw and the winter cold. Every April, meltwater pushes against foundation walls and finds the smallest crack. Every January, an uninsulated slab pulls heat out of the room until nobody wants to sit down there. A basement finished without solving both is a basement that gets torn out and redone.
So we start below the drywall. Moisture testing on the slab and walls, crack repair where it is needed, a proper vapour barrier and insulation system, and a subfloor that keeps the finished floor off the concrete. Only then do the framing, electrical, plumbing and finishes go in. It costs a little more up front and saves the whole project later.

Four things that decide whether a basement quote is real. If any are missing, the number is going to grow.
Every SecuReno basement quote has all four, and we inspect for moisture before we price anything.
From a simple family room to a legal secondary suite, every basement gets the same moisture-first approach and the same written quote.
Unfinished to finished: moisture control, framing, insulation, electrical, drywall, flooring, lighting, trim and paint. The whole space, done once and done properly, with the permit handled.
The classic basement: a big open room for the TV, the kids, the games table. Pot lights, a proper subfloor so it is warm underfoot, and enough outlets that nobody runs an extension cord.
Adding a bathroom below grade means a proper rough-in, often a sewage ejector, and venting to the outside. We handle the plumbing permit and inspection and build it to the same waterproofing standard as upstairs.
Our bathroom renovation standardA self-contained unit with its own entrance, kitchenette, bathroom and bedroom, for family or for rental income. Egress, fire separation and ceiling height to code. We handle the City of Ottawa permit process for secondary dwelling units.
A quiet office with real lighting and enough outlets, or a gym with rubber flooring and ventilation. Smaller projects that make a basement earn its space without finishing the whole floor.
Replacing flooring that got wet, fixing a leaking crack, adding insulation to a cold finished basement, or updating a 1990s basement that is sound but tired.
Flooring options for below gradeThe same crew that builds our kitchens and bathrooms does the small jobs. Repairs are done properly, not patched to look done.
Hourly rate or flat price agreed before we start. No call-out fee buried in the total and no surprise on the invoice.
We batch everything on your list into one trip. You pay for one visit, not five.
Electrical and gas go to licensed trades every time. We tell you before you ask, because that is what protects your home and your insurance.
Finish or renovate? Finishing turns an unfinished basement into living space from scratch. Renovating updates a basement that was finished before, which often means fixing moisture problems the first contractor missed. Both need a permit in Ottawa when walls, plumbing or electrical are added, and both start with the same question: is it dry?
We inspect the foundation, test the slab for moisture, measure ceiling height and window sizes, and send a written, itemized quote with a layout plan.
We submit the City of Ottawa permit application, order materials and schedule the licensed trades so the rough-in inspections happen on time.
Moisture fixes, framing, insulation and vapour barrier, electrical and plumbing rough-ins, inspections, drywall, flooring, bathroom and finishes.
Final permit inspection passed, every outlet and fixture tested, and a clean finished basement handed over.
The honest answer is that four things decide most of it: the square footage, whether there is a bathroom, the condition of the foundation, and whether it becomes a legal suite. Everything else is finishes.
Square footage sets the base. Framing, insulation, drywall, electrical and flooring all scale with the floor area, so a 600 square foot rec room and a 1,200 square foot full basement are different projects.
A bathroom is the single biggest add. Below grade it usually needs a sewage ejector pump, a plumbing permit and inspection, and venting to the outside. It is worth it for a suite or a busy family, and it is the first thing to cut if the budget is tight.
Foundation condition is the surprise. Cracks, efflorescence and a damp slab all need fixing before finishing, and the cost depends on what we find. We inspect before quoting so it is in the number, not a change order.
A legal secondary suite adds fire separation, a second egress, its own heating controls and more inspections. It also adds rental income, which is why many Ottawa homeowners choose it. We give you a written, line-item quote so you can see each of these and decide. Request a free estimate and we will inspect and walk through it with you.
Ask any contractor to show these lines. If moisture and permit are missing, the quote is not finished.
Most of the basements we redo in Ottawa were finished by someone who skipped the first step. Carpet laid directly on concrete, then soaked in the first spring thaw. Drywall screwed straight to the foundation with no vapour barrier, then black with mould behind it. A bathroom vented into the joist space instead of outside. Every one of those was a finished basement that looked fine for a year.
Ottawa's water table, clay soil and freeze-thaw cycle push water against foundations every spring. The Ontario Building Code sets the requirements for below-grade insulation, vapour barriers, egress and ceiling height for a reason, and a City of Ottawa building permit is how those requirements get inspected. We build to them on every basement.
The housing stock matters. Post-war bungalows in Alta Vista and Gloucester often have low ceilings and concrete-block foundations that need the most moisture work, but they have the most to gain from a finished basement. Family homes from the 1960s to 1980s across Nepean and Orleans usually have decent height and poured foundations with a few cracks to seal. Newer builds in Kanata, Barrhaven and Stittsville are typically dry and tall, and the work is mostly finishing. We have done all three.
Not sure if your basement can be finished, or whether the damp corner is a real problem? Call and describe it. We will tell you honestly, and if it needs a crack repair before anything else, that is where we start.
It depends on the square footage, whether a bathroom is added, the condition of the foundation and whether it becomes a legal suite. A simple rec room sits at the low end, a full basement with a bathroom in the middle, and a legal secondary suite at the top. SecuReno inspects for moisture before quoting and gives a written, line-item estimate.
Yes. Finishing a basement, adding walls, plumbing or electrical, or creating a secondary suite all require a City of Ottawa building permit and inspections. Cosmetic updates to an already finished basement, like new flooring or paint, generally do not. We handle the application and schedule the inspections as part of the job.
A rec room typically takes three to five weeks on site. A full basement with a bathroom takes six to eight weeks, and a legal suite longer because of extra inspections. Permit approval time in Ottawa adds to the front end, which is why we submit early and order materials while it is in review.
Luxury vinyl plank or tile over a subfloor system that lifts the finished floor off the concrete. Carpet is fine in a dry basement over a proper subfloor. Solid hardwood should not go below grade in Ottawa because of moisture and temperature swings. We moisture-test the slab before recommending anything.
Yes. Most Ottawa basements need a sewage ejector pump because the drain is below the main sewer line, plus a plumbing permit, rough-in inspection and venting to the outside. It is the biggest single add to a basement project and the most useful one for a suite or a busy family.
A self-contained unit with its own entrance, kitchen, bathroom and sleeping area, built to the Ontario Building Code for fire separation, egress and ceiling height, and permitted by the City of Ottawa. It can house family or be rented. The permit process is more involved, and we handle it.
Look for water stains on the walls, white powder (efflorescence) on the concrete, a musty smell, or dampness on the slab after rain. Even a dry-looking basement should be moisture-tested before finishing. We do this at the estimate and price any crack repair or drainage fix before the finishing starts.
Yes. Many homeowners do the moisture work, framing, insulation, electrical and drywall first, then add the bathroom or finishes later. We itemize the quote so you can see the phases, and we make sure the rough-ins for a future bathroom are in place so it is not torn apart later.
