A bathroom renovation Kanata homeowners can rely on, whether the house is an original Beaverbrook home from the 1960s or a 2000s build in Kanata Lakes or Morgan's Grant. SecuReno also installs flooring Kanata families live on every day and handles handyman work across Bridlewood, Katimavik-Hazeldean and Glen Cairn, with written quotes and one crew from start to finish.
A lot of Kanata's homes are now hitting their first major renovation age, and bathrooms and floors are usually first on the list.
Kanata grew in waves. Beaverbrook, the original planned community, dates from the 1960s and 1970s. Katimavik-Hazeldean and Glen Cairn followed, and Bridlewood, Kanata Lakes and Morgan's Grant filled in through the 1990s and 2000s as the tech sector around Kanata North grew. That means a lot of houses here are between twenty and thirty years old, which is exactly when builder-grade bathrooms and floors start to give out.
The most common Kanata project we see is a bathroom or ensuite that was built with standard fixtures and no real waterproofing, followed by flooring: builder laminate and carpet that has done its time, or engineered hardwood that needs refinishing. We plan both around the house and the family using it, and a lot of those projects start with a handyman visit for the smaller list.

Builder-grade homes are usually sound where it counts and tired where you can see it. Four things to settle before the first renovation.
We check all four at the estimate, including lifting a transition strip to see what flooring you actually have.

We know what builder-grade ensuites and floors look like at twenty years, and what is usually underneath them.

Subfloor checked and levelled, hardwood acclimatized before it goes down. Floors that do not gap the first winter.

Bathroom first or floors first? If both are on the list, the bathroom usually goes first so the new floor is not walked on by a demolition crew. The exception is when the bathroom floor itself is being replaced with the rest of the main level, in which case we plan them as one project. We lay out the order at the estimate.
We look at the bathroom, check the subfloor, identify the flooring you have and send a written, itemized quote.
Tile, fixtures and flooring chosen and ordered. Hardwood is delivered days early to acclimatize to your home.
Demolition, waterproofing, tile, fixtures, subfloor prep and flooring installation, with the rest of your house protected.
Every fixture, grout line and floor transition checked with you, and a clean, finished space handed over.
The honest answer is that three things decide most of it in a Kanata home: whether the layout stays, the materials you choose, and what the builder left underneath.
Keeping the ensuite layout is the biggest saving. Most Kanata ensuites can get a walk-in shower, new vanity, tile and heated floors without moving a single drain.
Flooring is priced by the square foot, and the product is the biggest variable. Laminate and vinyl plank sit at the low end, engineered and solid hardwood higher. Refinishing existing engineered hardwood, when the wear layer allows it, costs a fraction of new floors.
What is underneath is the part to plan for: a shower with no membrane, a soft subfloor, or squeaky plywood under the laminate. We check at the estimate so it is in the quote, not a surprise.
We do not publish flat prices because a powder room refresh and a full ensuite with new floors throughout are different projects. What we do is give you a written, line-item quote before we start. Request a free estimate and we will walk through it with you.
Ask any contractor to show these lines separately. If they will not, keep looking.
Beaverbrook and the older parts of Kanata, built from the 1960s, have mature trees, larger lots and houses that are due for their second or third round of updates. Bathrooms, kitchens and original floors are all common projects here, and the houses usually reward doing them properly.
Katimavik-Hazeldean and Glen Cairn, mostly from the 1970s and 1980s, have split-levels and two-storeys with original bathrooms and plywood subfloors that squeak. A bathroom renovation and a flooring upgrade on the main level are the most common pair of projects we do here.
Bridlewood, Kanata Lakes and Morgan's Grant, built through the 1990s and 2000s, are sound houses with builder-grade finishes. The ensuite is usually the first renovation, followed by replacing laminate and carpet with hardwood or vinyl plank. Kanata is part of the City of Ottawa, so City of Ottawa building permits apply whenever plumbing or walls move.
Not sure whether your floors need refinishing or replacing, or whether the ensuite can keep its layout? Call and describe it. We will tell you honestly.
It depends on the size of the room, whether the plumbing stays where it is, and the materials. Many Kanata ensuites keep their layout, which is the biggest saving. We give a written, line-item quote after seeing the room.
Yes. It is one of the most common flooring projects in Kanata. We remove the old floor, check and level the subfloor, and install hardwood or engineered hardwood after it has acclimatized to the house. Vinyl plank is the better choice for kitchens and basements. See our Kanata flooring page for more.
Often, yes, depending on the thickness of the wear layer and how many times it has been sanded before. Thicker wear layers can be refinished once or twice. We check at the estimate and tell you honestly whether refinishing or replacing makes more sense.
Yes. Handyman visits across Kanata for doors, trim, caulking, drywall patches and fixture swaps, priced up front and batched into one visit.
Kanata is part of the City of Ottawa, so City of Ottawa building permits apply. Moving plumbing, altering walls or finishing a basement usually needs one. Flooring, new fixtures in the same place and cosmetic updates generally do not.
Usually, yes, and it is the most cost-effective approach. Most Kanata ensuites can get a walk-in shower, new vanity, tile and heated floors in the existing layout.
